Our Process

Foundational in all aspects of our process is meticulous attention to detail. We work collaboratively with our clients to come up with creative solutions to the dynamic craft of building and take our time to make sure we’re communicating well and delivering a product that is both environmentally friendly and aesthetically pleasing.


Initial Consultation

After we receive your inquiry, we’ll call and talk with you on the phone about your project and schedule a site visit. This phone call/initial conversation is free of charge and helps us determine whether a site visit is appropriate. During the site visit, we’ll discuss your big picture plans and determine if we’re a good fit for each other. If so, we’ll share information about our calendar and discuss when the project might fit within our schedule. After the site visit, if we determine that we are a good fit for one another, you can secure your place in our production schedule by signing our Letter of Intent and sending in a scheduling deposit. We often have folks on a waitlist two years in advance of construction.

Design and Pre-Construction Phase

Whether we’re designing your house or you’ve hired an architect, we’ll begin the exciting process of custom home design. This process will involve creating conceptual designs and estimates, lots of consultation and revision, and extensive site visits. We’ll spend several months on this process together and provide a detailed estimate of expenses once we get the design details just right. We work hard to respect your budget guidelines and will share as many variations of options you might need to take affordability, environmental impact and aesthetics into consideration. Before embarking on this phase together, we’ll ask you to sign a Design and Pre-Construction Services Contract with us and send in a deposit to be applied to this work. We’ll aim to start the design process a year ahead of the construction phase.


Financing and Budgeting

At this point, you can take your design to a lender and work on securing financing for the project. We’ll provide a detailed project timeline and a contract for you to secure any loans you might need. Financing can often take a month or more to get secured, depending on the type of loan you’re applying for, so we hope to be in this phase at least six months prior to construction. Once you’re all set financially, you’ll sign our Agreement for Contracting Services and send in a deposit roughly equal to 10% of the overall project cost.

Building

Due to the nature of building custom homes, each project has a distinctly unique timeline. You’ll have a Project Manager assigned to your build who will help guide you through the full process. From start to finish, new homes can take anywhere from 8 months to 1 1/2 years, but you’ll have a projected timeline that will help you stay in the loop. You’ll get to select all the fine details you want to make your house a home. The building process is a collaborative effort between you, our Crew and our Subcontractors and we work hard to communicate transparently and effectively every step of the way. Throughout the project, we’ll provide you with detailed financial reports, comparing estimated costs to actual costs and highlighting any change orders along the way.

Once your home is finished, we’ll do a final walk-through with you before we hand you the keys. We provide a two-year warranty for all of our projects as well as an extensive Owners’ Manual. If anything needs immediate attention, we’ll take care of it as quickly and efficiently as possible.
